The Managing director of Kowloon Land Limited, Dietmar Krywald, worked nearly 20 years in a Mortgage Bank in Germany. At last as Director for a whole region in Germany. Then he left the Bank and started as a developer with his own company in the area of Berlin. He was specialized in the building of family houses and later also in apartment houses. Nearly 20 years later he was very established at the Berlin market, well connected with all market players and had a great knowledge notably about the area of Berlin. Since 2015 he is permanently staying in Hong Kong and connect the possibilities of the safe and stable property market in Germany with the interest of the investors in Hong Kong and China. Kowloon Land Limited only invest in absolutely safe and anytime usable German properties or interesting cooperation with serious German developers. Security will be given by a land charge.

In this case, we have a short-term investment with a duration of 6-18 months. As investors, you will sign an application to Kowloon Land Limited to work with your investment in a special part of the German property market. This is the market for buying/selling areas/plots for building family homes. The market is very stable over 10 years and due to the request for new family homes also stable in the future. Kowloon Land Limited takes over all checks of the developer, the areas/plots and the recoverability of the area/plots. Because of the high experience and knowledge from the owner of Kowloon Land Limited you can be safe that your investment will be done absolutely safe.

In order to allow entry with smaller amounts the minimum investment is now as follows:

MINIMUM: EURO 10,000.00 (i.e. HKD 85,000.00, RMB 77,000.00, USD 9,000.00)

MAXIMUM: Euro 500,000 (i.e. HKD 4,400,000,00, RMB 3,850,000,00, USD 570,000.00 )

You can choose your investment amount; which ranges from EUR 10,000.00 to EUR 500,000.00 or in other well-established currencies. The settlement exchange rate will be in EURO.

The investment will be closed if the full investment amount for a project is reached or the Kowloon Land Limited finds some additional cooperation finance partner. In the confirmation letter, Kowloon land Limited will tell the investor the kind of project – but it will be ever an area or plot for family building houses where the building law is cleared to build up a family house.

在获得全额投资资金或者在九龙地产投资有限公司寻到其他合作融资伙伴后,投资项目将关闭。九龙地产投资有限公司将会在发出至投资者的确认信中告知投资者该项目的类型——但该土地/项目所在地肯定是有明晰的建筑法规的地区,投资的土地将被用于建造家庭住宅。

Security

Kowloon Land Limited will first sign a contract with a German developer about the financing to buy an area/plot. Kowloon Land Limited will get a land charge of the whole financing which will be registered in the land registration in Germany. The land charge in Germany has to be certified by a notary and will be after it registers in the land registration. This land charge has much higher security as any land charge in the USA, UK or other European countries. To understand the difference and see the safe of this land charge look on the additional explanation.

The amount of the investment to the German developer will also first payout if the land charge is certified and registered in the land registration. After this nobody can possess about this area/plot – only when the investment will pay back to Kowloon Land Limited.

In the meanwhile, Kowloon Land Limited will do a manual cession in the high of the signed investment amount to the investor. This is the security for the investor to get back his investment in every case

Terms and Conditions

条款与规定

The interest rate is 5 % per year and the calculation of interest begins when the investment amount has been credited to the account of Kowloon Land Limited and will be concluded on the day when the amount is back to Kowloon Land Limited After the funds have been credited, the amounts will be refunded to the investor via cheque or online transfer.

利率为5%/,利息将于投资金额付至九龙地产投资有限公司之日起计至德国开发商将投资金额全额转回至九龙地产投资有限公司之日止。支付投资金额完成投资后,所投资金将通过支票或转账的方式退回给投资者。

After the area/plots were sold and the purchase is paid, every investor will get a one-off Bonus of 3 % over his investment amount. The bonus will be paid by Kowloon Land Limited.

德国开发商卖出土地/地块给客户并收到客户款项后,每位投资者将会取得投资金额3%的一次性投资红利,该笔红利由九龙地产投资有限公司支付。

This is a short-term investment of 6 to 18 months. Up until the point when the Contract between Kowloon Land Limited and the German developer is done the amount is fixed and non-refundable. After the investment is done and the money is back to Kowloon Land Limited, investors have the below-listed options:

投资项目时间为6到18个月。在九龙地产投资有限公司与德国开发商签订合同即刻起,投资资金不能变动且不可退还。投资项目结束以后,投资资金会退回至九龙地产投资有限公司。投资者有以下两种选择:

A) To keep the amount by Kowloon Land Limited. The interest rate will be 5% p.a. until further notice. If the investment amount is used for the next project, the one-off bonus of 3% will be paid again. And the investor has a preference to consider first with his investment amount. Then the procedure will be the same as before.

把款项继续交由德国开发商处理,直至另有其他安排通知,年息按5%算。如果投资款项继续用于下一个项目,投资者将再享有投资金额3%的投资红利,并享有投资优先权,投资过程与之前的一样。

B) To take the investment amount out from Kowloon Land Limited, which only requests a short-written message. Then the money comes back via transfer or cheque.

从九龙地产投资有限公司取回投资金额,只要投资者发条短信,投资资金就会以现金或转账的形式退还投资者。

Generally, the area and property market in Berlin is very stable and has increased in the last couple of decades. However, the extraordinary political or economic events or changes in laws and rules by the government might affect the situation.

The time of proceeding the projects depends on the handling time of the land registration, which varies in different parts of Germany. Missing or insufficient documents will lead to longer processing time for land registration. The purchase price will be immediately payable once all information regarding the land registration is clear.

投资项目时间取决于土地登记时间的长短,而这点在德国不同的地方,情况都不一样。政府员工休假或者文件准备不充分等都会使得土地登记时间延迟。在土地登记所有相关事宜完结以后,需要马上支付土地项目费用。

Please bear in mind that due to the transfer time from Germany to Hong Kong things may take 2 to 3 days longer to process.

The investment amount is non-refundable from the time of payment to Kowloon Land Limited to the time when the project is fully completed and paid in Germany.在投资金额付至九龙地产投资有限公司起至投资项目结束期间,投资资金不得退还。

The settlement exchange rate will be in EURO and thus there will be changes in the currency exchange rate.

交易汇率将按欧元进行理算,汇率变动会有一定变动。

With the instructions of a binding reservation and the confirmation from Kowloon Land Ltd, a contract will take effect. A declaration relating to the project and the private and manual cession of the land charge will be appended to the contract when the land charge is registered in the land registration.

The investment amount should be transferred to the account of Kowloon Land Limited within 5 working days after Kowloon Land Limited. sends the request of payment. The payment can be settled in cash or by cheque. The investors will get a receipt from Kowloon Land Limited with the date listed as the day the investment amount arrives. From this date, the calculation of interest begins.

投资资金需在九龙地产投资有限公司发出付款通知后五个工作日内以现金或支付支付,九龙地产投资有限公司收到款项后会开具收款凭证,即日起计算利息。

The land charge is a special security instrument in Germany and gives very high security for every investment. The strong German rules by the land registration guarantee a perfect process and high stable law.
