A developer plans to build 47 single-family homes on 8.6 acres on the West Hill in Kent near South 268th Street and Military Road <\/a>South<\/a>, just east of Interstate 5.<\/p>\n Know as the Star Lake Crossing subdivision, the development by Puyallup-based Soundbuilt Homes also will be just east of the planned Sound Transit light rail station at South 272nd Street on the west side of I-5. The light rail extension from SeaTac to Federal Way is under construction and scheduled to open in 2024.<\/p>\n The proposed subdivision will be accessed primarily via a public road at the existing intersection of South 268th Street and Military Road South and secondarily for emergency access via a gate on 31st Avenue South, according to city documents. Two existing single-family residences and associated accessory structures will be demolished.<\/p>\n Three small wetlands are present on site and two off-site wetlands extend buffers onto a portion of the subject property. Wetland impacts and mitigation are proposed in accordance with Kent City Code 11.06.<\/p>\n “This is a preliminary subdivision application and, if approved after the (Oct. 21) public hearing, will go through the civil construction permitting, final plat permitting, and lastly building permitting,” said city planner Sam Alcorn in a Oct. 15 email. “The timeline for this process does vary, but I think an estimate could be 10-12 months until construction.”<\/p>\n A remote public hearing about the applicant’s request for the subdivision is set for 10 a.m. Wednesday, Oct. 21 by the city hearing examiner.
