A developer plans to build 22 single-family homes on Kent’s East Hill near 108th Avenue Southeast, south of Southeast 264th Street.
A preliminary plat for the Le Cordon Blau Subdivision received approval Dec. 19 from City Hearing Examiner Andrew Reeves, according to city documents. The development on 4.3 acres will be bounded on the west by 106th Avenue Southeast, running north/south, and on the east by 108th Avenue Southeast.
The proposed subdivision is located within the SR-6, Single Family Residential, zoning district, which allows 6.05 dwelling units per acre, under city code. Surrounding properties to the north, south, and east are also zoned SF-6. Property to the northeast is zoned for multi-family residential development (MR-D), and property to the west is designated SF. The minimum lot size in the SF-6 zone is 3,000 square feet.
The city annexed the subject property in 1995 as part of the Ramstead Annexation. The site is currently developed with an abandoned and dilapidated residential structure and shed that would be removed during development. Much of the site is vacant or undeveloped.
The property will be served by the Kent School District, specifically, Meadow Ridge Elementary, located approximately 1 mile southeast of the site; Mill Creek Middle School, about 2.5 miles northwest of the site; and Kent-Meridian High School, approximately 1 mile northwest of the site. The Kent School District would provide bus service for elementary and middle school students.
A 9,901 square foot private community park will be developed by the applicant, with children’s play equipment, in an area visible from lots and streets and accessible and convenient to the majority of residents within the subdivision to meet the requirements of city code related to on-site recreation. A new street will go in to connect to 106th Avenue Southeast.
Wayne Jones, Smith Court, LLC, applied for approval of a preliminary plat. Jones has developed several neighborhoods in the greater Seattle area.
