Apartment rents in Kent were up 0.1% in February compared to January and are up 2.6% compared to February 2022.
The overall median rent in Kent is $1,782 per month, roughly the same as last month, according to the latest report from apartmentlist.com. The median rent for a one-bedroom unit is $1,416 while a two-bedroom goes for $1,825.
Kent’s rent growth over the past year is similar to both the state (1.6%) and national averages (3.0%).
Two months into the year, rents in Kent have fallen 0.1%. This is a similar rate of growth compared to what the city was experiencing at this point last year as from January to February 2022 rents had increased 0.1%.
Compared to the wider Seattle-Tacoma metro area, the median rent is $1,716 meaning that the median price in Kent ($1,782) is 3.9% greater than the price across the metro as a whole. Metro-wide annual rent growth stands at 1.6%, below the rate of rent growth within just the city.
Mercer Island is currently the most expensive in the Seattle-Tacoma metro area, with a median rent of $2,353. Lakewood is the metro’s most affordable city, with a median rent of $1,347. The metro’s fastest annual rent growth is occurring in Lynnwood (6.5%) while the slowest is in Federal Way (minus 1.4%).
