Developer plans five-story apartment complex in Kent on Novak Lane

Approximately 195 units and commercial space with planned opening in 2024

A developer plans to build a 195-unit, five-story, mixed-use apartment complex in Kent along Novak Lane, just west of Central Avenue North, south of Bowen Scarff Ford and southwest of Carpinito Brothers.

Alliance Pacific Northwest Builders, of Seattle, part of Arizona-based Alliance Residential Company, received design review approval and a civil construction permit earlier this year from the city of Kent. The project, known as Prose Kent Station, will cover four parcels along Novak Lane, including 405 Novak Lane.

Prose Kent Station will open in the summer of 2024, according to a Alliance Residential Company spokesperson in a Dec. 5 email. The project would include approximately 194 units, 10,270 square feet of commercial space and 304 parking spaces.

Alliance Residential is based in Scottsdale, Arizona, and has 19 regional offices. Since its founding in 2000, Alliance has built or acquired more than 100,000 units representing over $20 billion in invested capital in 16 states, according to its website.

Alliance established its Prose division in 2018 to address demand for quality affordable apartments. Through years of research and development, it created highly cost-efficient product constructed to a lower price point, targeting rents up to 20% lower than comparable apartments, according to its website.

The apartments will be comprised of one and two bedroom units plus a ground floor along the south wing consisting of commercial spaces, according to the applicant.

“This gated community is in an ideal location, nestled off Central Avenue and walking distance from Sound Transit and The Kent Station shopping complex,” according to the applicant. “The 304 parking spaces offer ample room for cars and the large dwelling unit footprints allow for bicycles to be stored within the units, therefore the project accommodates many different modes of transportation.”

Alliance bought the Novak Lane properties for $3.67 million in August 2022, according to King County property records.
