A new subdivision of 53 single-family homes is coming to Kent’s East Hill.
The city’s hearing examiner on Oct. 13 approved a preliminary plat submitted by Seattle-based Harbour Homes to build the homes on 14 acres in the 10100 block of South 269th Street with frontage along 102nd Avenue Southeast and 104th Avenue Southeast, according to city documents.
Harbour Homes has been building single-family new homes in the Seattle area for more than three decades. The company’s recent developments include projects in Bothell, Federal Way, Kent, Kirkland, Lake Stevens, Marysville, Mill Creek and Renton.
The developer will remove a single-family residence, garage and outbuildings on the mainly vacant land.
Harbour Homes submitted a tree-retention plan to keep 15 percent of the trees on the property. The property contains deciduous and evergreen trees as well as shrubs, pasture and wetland soil plants. The developer must provide, under city code, new landscaping within a 10-foot landscape tract along 104th Avenue Southeast, where the road does not abut the wetland, and along 102nd Avenue Southeast.
Access to the subdivision will be from 102nd and 104th Avenues Southeast via a new public street. The development will add an estimated 530 daily traffic trips, according to city documents. Sidewalks within the new development will connect to sidewalks constructed along the property frontage on both 102nd and 104th Avenue Southeast. The developer must also construct curbs, gutters, planter strips and provide streetlights.
Schools that will serve the new homes include Scenic Hill Elementary, less than a mile away; Mill Creek Middle School, 2.5 miles away; and Kent-Meridian High School, about a mile away. The developer must pay a school impact fee, which will be added on to the price of the homes. The impact fee for 2018 will be $5,235 per single-family home, according to Kent School District officials.
Harbour Homes did not return an email request from the Kent Reporter for comment about the development, including when construction might start.
