A developer plans to build a 564-unit market-rate apartment community on the West Hill in Kent near the new light rail station under construction.
An applicant filed a project permit application July 26 with the city of Kent, according to city documents.
The complex would be built in the 3100 block of South 240th Street, just east of Lowe’s and west of Interstate 5. It would sit near the new Sound Transit light rail line extension scheduled to open in 2024 between Angle Lake Station in SeaTac and Federal Way. The apartments would be just southeast of the light rail station at 30th Avenue South and Pacific Highway South.
The project is known as the Kent Ridge View Multifamily Midway Project. The plans include three different building types. One would be 140 units in a seven-floor podium building with two levels of above-grade garages and a small commercial cafe. The other two would be 140 units each with five floors, and six of 24 units each with three stories.
In addition to the residential buildings, the project proposes a 5,000-square-foot clubhouse, a maintenance building, field carports and garages and associated infrastructure, including parking, site access, utilities and stormwater facilities.
The purpose of the proposed project is to provide additional housing and infrastructure in the vicinity of the new Federal Way Link light rail extension.
The applicant also has submitted a critical area delineation and a Midway design review. Mapping indicates a wetland on one of the parcels. The property is zoned for commercial and residential.
This project is subject to and shall be consistent with the Kent City Code, zoning code, Kent design and construction standards, surface water design manual, International Building Code and International Fire Code, according to city documents.
The property owner is listed as Argus Investments Inc., of Seattle. The property is vacant. One parcel is appraised at $2.58 million and the other parcel at $1.5 million, according to King County property records.
