Kent home sales, prices up in October compared to 2012

Homes sales in Kent were up 17 percent and prices up 10.9 percent in October compared to the same month in 2012.

A total of 131 homes were sold at a median price of $249,475, according to numbers compiled by Redfin, a Seattle-based real estate company. The numbers only reflect transactions on the Multiple Listing Service, a local or regional database of available real estate for sale by member brokers.

Kent homes sold 45.5 percent faster than October 2012, spending an average of 24 days on the market.

Despite October’s political and economic uncertainty, home prices and sales remained relatively strong, as falling mortgage rates and reduced competition helped sustain homebuyer demand, according to Redfin, which publishes Real-Time Home Price Tracker at redfin.com.

Here are the numbers for Kent and a few of its neighboring cities, comparing October 2013 to October 2012:

Kent

• Home prices were up 10.9%. The median home price was $249,475

• Sales were up 17% with 131 homes sold

• Homes sold 45.5% faster, spending an average of 24 days on the market

Maple Valley

• Home prices were up 42.1%. The median home price was $385,000

• Sales were down 36.7% with 31 homes sold.

• Homes sold 53.3% faster, spending an average of 14 days on the market

Covington

• Home prices were up 47.8%. The median home price was $294,950

• Sales were down 15.4% with 22 homes sold

• Homes sold 45.2% faster, spending an average of 20 days on the market

Des Moines

• Home prices were up 18.6%. The median home price was $202,000

• Sales were up 16.7 with 42 homes sold

• Homes sold 41.4% slower, spending an average of 41 days on the market
